Mesa Estates Board Meeting Minutes
March
8, 2015
Meeting called to order at 5:00 pm.
In attendance Barbara Brett, Marilynn Cook, Pat Henry, Ann MacLeod, Susan
Zimmer, Scott Leslie, Mark Walker
Financials:
We have 67,000 in the bank.
We have $4,100 in receivables and all bills are paid.
Back-Flow:
As part of the backflow inspection process we will ask that the inspector
record the location of your water meter. As a homeowner knowing where this
is and being able to check your meter can help you in the event you have an
unknown leak. We also ask that you know where your shut off valve is in your
home and on your irrigation system.
Meter reading:
We have a designated person to read all the meters in our subdivision each
quarter. In addition we have one board member that is trained to do the water
meter reading. The board would like to know if any homeowner would be interested
in being trained as a backup meter reader. In the event you are needed to
read the meters it would be about an hour for training and a 5 hour commitment
a quarter. The job pays $100.00 to do the entire meter reading for a quarter.
New Issue:
As of January 1, 2015 Colorado law says there can be zero lead in copper and
brass fittings.
If this is a concern to you, as a homeowner, at your cost you can have your
water tested for lead.
As an association we monitor the lead content in our water system. Every 3
years we randomly test 5 older homes for lead and the results have come back
with no measureable lead.
You can call 963-8393 for more information on how to have the water in your
home tested for lead content.
Quarterly dues:
A motion was made to increase the quarterly dues by $2.50 to $20.00 to cover
the actual cost of backflow inspections. The motion received a second and
was unanimously approved. This increase will start with the July billing.
Water System:
Operating and maintaining our water system has always been the boards #1 priority.
The board has always kept up with repairs and been proactive about repairing
lines before a break occurs. Maintaining our aging water system continues
to be very costly. We have $67,000 in the bank and our last repair cost $85,000.
We are concerned that long tern we do not have the capitol reserves needed
to maintain our system.
No motion was made to increase dues but we want to let all homeowners know
that as a board we are looking at ways to raise capital to protect our aging
water system. This discussion will continue.
Architectural issues:
Reviewed plans for a remodel and garage addition to 302 Escalante. Additional
drawings are needed and will be requested.
